Marketing Your Home
Others may only list your home. I will prepare a full marketing plan for your home to ensure that a sale occurs for the highest value possible in the shortest amount of time. Not all homes are the same, and what works to sell one home may not work to sell yours.
What will I do?
Determine Value – When you ask many agents what the value of your house is, you will likely get a number, or a range of numbers. This is certainly part of the equation, but not complete. If you believe your house has an economic value of $100,000 and a buyer offers $100,000 but requires you to close the very next day, the total value of that contract changes dramatically. Analyzing why you are moving, and what you need from the move, not just economically, will provide us the best opportunity to get a contract that most closely resembles your wish list. Remember, there are eight pages in a contract, and only one section relates to the dollar value of the home. You need an agent who will focus on the total transaction.
For Sale Sign – The most basic, but still incredibly effective, marketing tool. Some subdivisions do not allow signage. You will have a sign up within 24 hours if you are allowed to have one.
Multiple Listing Service (MLS) – Your home will be added to the CAAR MLS within 24 hours of obtaining all necessary photographs and information.
My Web Site – www.wkeithdavis.com is my personal web site for delivering more media than the MLS allows. With MLS, you are limited to the number of photographs you can have on-line. With my web site, I can use as many photos as necessary to adequately accent your home. I can also electronically deliver property flyers and floor plans through the use of downloadable documents.
Comprehensive Digital Digest - (CDD) - No other agent in Charlottesville has harnessed the power of technology as much as Keith in marketing properties. The CDD is a CD based tool that allows for virtually all property information to be passed to potential buyers as well as agents in a single piece of media.

Property Flyers – A custom full-color flyer will be developed for you home. This will be available to all potential buyers on your curbside, in the home, and on my web site.
Virtual Tour – For all properties that I list, I make available a virtual tour of their property. Potential buyers will be able to visualize the flow of your home and better understand your home.
“Just Listed” Postcards – Some of your neighbors may have friends who would love to live in the same neighborhood. A postcard of your home and its selling points will be sent to as many as 200 of your neighbors. For my city properties, I send postcards to all homeowners in the city (not just your neighborhood) whose current properties are valued at 60-80% of your home. This is the most efficient method of reaching the owners who are likely to "step up" to your home.
2/10 Home Warranty – Buyers of pre-owned homes, especially first-time home buyers, are fearful of unknown costs they may incur due to repairs in their new home. A 2/10 Home Warranty is available for $315 and covers you during the listing of your home as well as the new owner for a full year after the close. If a major system should fail, your buyer pays only a small deductible and the insurance company covers the rest. If you choose this option, I will pay half the cost of the policy and you pay the other half.
Advertising Outlets
Where might your property be advertised? That depends on the home. We will discuss which publications are right for your sale. My listings will appear in some of the following.
Print
Real Estate Weekly – Published by the Charlottesville Area Association of Realtors, the Real Estate Weekly is available for free throughout the Charlottesville / Albemarle area. Real Estate III will publish your home along with their other new listings. In addition, I will purchase ad space for your property that will set it apart from all the rest of the listings.
Fine Properties – Available to high-end property listings, this full color publication comes out quarterly. If you home fits the restrictions, and your home is listed during the publication time frame, your home will be featured, both in the Real Estate III section, and in my own advertising section.
Homes Weekly – Published by the Daily Progress on Wednesday, Real Estate III advertises each week, and I advertise listings on my own.
Sunday Daily Progress – When I hold an open home in your home, I will advertise either in the Agent’s Choice section, or in my own 1/8 page advertisement for you home.

www.realestateiii.com – The corporate web page for Real Estate III where your property will be listed as a featured property.
www.REALTOR.com – All of my listings appear on this national search engine. According to their statistics, over 73% of buyers consult realtor.com before buying a home. Of the 1200+ Realtors in Charlottesville, less than 75 are Featured Agents. Keith is the first agent listed on the search for Realtors page. Featured Agents are the only agents who have access to multiple photos and media of your home. Other agents can only list ONE PICTURE of your home. Further, Keith places his listings in Featured Listings section of REALTOR.com. This means exposure to five times the number of buyers as a standard listing.
www.caar.com – The Multiple Listing Service for the Charlottesville Area Association of Realtors. This listing service is the most comprehensive grouping of properties in the Charlottesville area.
